MAINTENANCE SURVEYOR X2
We are currently recruiting for several Maintenance Surveyor x2 roles to join our Repairs team and deliver a full range of diagnostic and repairs services across the London Borough of Tower Hamlets.
The Role:
We are seeking highly motivated technically competent people who are committed to both providing technical services for the borough and excellent customer care to our residents.
The role will be a patch-based role where the post holder will be responsible for all responsive repairs and void reinstatement works within their designated patch. The scope of duties and responsibilities will include:
· Carrying out physical pre and post inspections as required to properties within our stock, communal areas, external works and works to our estates and raising works orders via the competitive schedule of rates.
· Having good diagnosis skills to enable resolution to complex repair issues.
· Basic contract management including failing and passing post inspections as required and raising recalls as necessary and dealing with external contractor partners whilst forming strong and professional relationships with same.
· Arranging and taking the lead at joint visits with contractors and other agencies as and when required.
· Having a sound knowledge of the Northgate (SX3) repairs system and an understanding of usual Microsoft IT packages such as Word and Excel.
· Providing non-technical stakeholders with technical advice where required including solutions and recommendations in order to resolve complex repair and technical related problems.
· The technical management of the repairs related element of void property reinstatement, including buy backs, out of borough and fire damaged properties (including close working relationships with relevant Housing staff on the overall re-letting process).
· Fulfilling rotas within the team along with teammates to ensure the smooth running of the service.
· To manage properties which may be subject to adaptations via occupational health.
· To work and liaise with the Disrepair team to effectively ensure that the service is managing potential legal disrepair claims by looking at pro-active processes in dealing with important areas such as dampness and mould growth management and subsequent accurate diagnosis of causes and remedies.
· To ensure that repairs and Voids are delivered within specific timelines and to a suitable standard by engaging with the contractor on a co-location basis.
In addition:
The postholder will also be expected to participate in programmed estate walkabouts on their specific patch and to attend public or arranged meetings on same.
The postholder will also be responsible for gathering or preparing basic reports to present to your team leader or senior management if required safety project work within their patch.
You’ll be expected to contribute to improved performance in areas such as Customer satisfaction, Right First time, and managing overdue works along with a range of KPIs for the service.
